MEDICAL OFFICE BUILDING PROJECTS


Medical office buildings are changing as rapidly as medical practice. The following selected projects illustrate the spectrum from traditional on-campus facilities designed for occupancy by large numbers of independent physician practices to emerging models of high volume group practice.

Ingham Medical Plaza 1991

A 104,000 SF on campus facility at Ingham Medical Center, Lansing Michigan, with a rooftop helipad and a six-level parking structure for 695 cars, linked to the hospital and MOB by overhead bridges. Designed to house an 85 person cardiac care group and multiple small physician practices . Three-story skylit atrium entry. The brown brick exterior is intended to echo the nearby campus of Michigan State University, in keeping with the hospital's wish to strengthen its links to the medical school. Bids received on budget, construction interrupted by hospital merger.
Building cost, $62/SF, interiors, $45/SF.

White Memorial Medical Plaza 1992

Relying on our ability to work with other consultants in a flexible and constructive manner, the client engaged an architect with no prior medical experience to design the 102,000 SF building core and shell, then authorized Miller TECHNIKA (then affiliated with Medical Planning & Development, Inc.) to provide design coordination, budgeting, and code consulting during design, plus on-site expediting and project management during construction. Miller TECHNIKA also designed all interior improvements, including individual physician suites for a variety of specialties, and group practice facilities for pediatrics, OB/GYN, and family practice, plus a diagnostic imaging center with MRI, CT, and radiology suites. Both the core and shell and interiors were completed on budget.
Building cost, $63/SF, interiors, $45/SF.

El Mirador Medical Plaza 1994

A 237,000 SF on campus facility at Desert Hospital, Palm Springs, California, with a two-level subterranean parking garage and plaza level motor court, for 675 cars. The 40,000 SF first floor was planned for an ambulatory services center including ambulatory surgery, radiology, laboratory, pharmacy, ultrasound, nuclear medicine, R/F, R/T, MRI, and CT. The upper floors contain individual physician suites and a cancer center. Exterior design echoes the historic El Mirador Hotel, which now serves as the adminstration building and logo icon. Completed on budget.
Building cost, $77/SF (includes parking garage), interiors, $42/SF (physician offices) to $160/SF (surgery and diagnostic spaces).

Providence Medical Plaza 1994

Feasibility study and conceptual design for a 40,000 SF on campus facility at Providence Hospital, Medford, with a two-level parking garage and direct corridor links to the main hospital. Designed for one large group practice and multiple individual physician suites.

IPSA Medical Arts Building 1996

41,000 SF on-campus group practice facility at San Antonio Community Hospital, Upland, California, with surface parking. Designed for efficient patient flow and high volume group practice in a managed care environment, with extended hours of operation. Provides stat lab, stat X-Ray, minor surgery, pharmacy, and administrative offices as well as urgent care and clinical space. Completed on budget.

PVHMC Family Practice Center 1996

This 15,653 SF on-campus teaching clinic provides space for the USC Medical School family practice residency program located at Pomona Valley Hospital Medical Center in Pomona Valley, California, in a renovated existing building. Besides clinical facilities for 18 residents and 6 faculty members the facility houses program administrative space, resident office space, faculty medical practice business offices, classrooms and conference areas, and support services. Miller TECHNIKA provided the interior design in CAD format for implementation with the core & shell renovation. Renovation of the core & shell was completed by another architect. The interior improvements were constructed as designed by Miller TECHNIKA and were completed on budget.
Clinical space, $65/SF; Administrative space, $35/SF.
