El Mirador Medical Plaza 1994

A 237,000 SF on campus facility at Desert Hospital, Palm Springs, California, with a two-level subterranean parking garage and plaza level motor court, for 675 cars. The 40,000 SF first floor was planned for an ambulatory services center including ambulatory surgery, radiology, laboratory, pharmacy, ultrasound, nuclear medicine, R/F, R/T, MRI, and CT. The upper floors contain individual physician suites and a cancer center. Exterior design echoes the historic El Mirador Hotel, which now serves as the adminstration building and logo icon. Completed on budget.
Building cost, $77/SF (includes parking garage), interiors, $42/SF (physician offices) to $160/SF (surgery and diagnostic spaces).

Completed in 1994, precisely on budget at $18,200,000, the building provides 40,000 SF of ambulatory care space on the first floor, with 197,000 SF of physician offices on the second through fourth floors. Underground parking for 675 cars serves both the facility and the adjacent hospital campus. The enormous mass of the building is sensitively adapted to the residential neighborhoods surrounding.

Sensitivity to local concerns was essential in gaining the support of City planning staff and speeding the approval process in a litigious atmosphere. And concern for neighboring properties promotes good relations with the community. The historic El Mirador Hotel was absorbed into the Desert Hospital campus to serve as its adminstration building, and its spanish colonial revival bell tower became a symbol of the hospital.

Spanish tile accents and multicolored slate paving honor the hospital's most recognizable landmark and its historic roots in the Palm Springs community.

4th Floor west lobby The Fourth Floor west lobby, with its views of the Tahquitz Mountain range, provides a spectacular transition to the rooftop deck. With a capacity of over 350 persons, this area is used for community events and hospital fund-raising activities, enhancing public awareness of Desert Hospital's community leadership.
Plaza colonnade Over a full city block in length, the building provides both underground parking and outdoor parking in an elevated motor court at the main entry. This colonnade provides shaded outdoor access to the east and west lobbies, and makes a graceful transition in scale between the pedestrian level and the four stories of physician office space above.
